About HMO properties
As you probably know, HMO management is more complicated than a standard let.
Houses in Multiple Occupation have 3 or more people renting the property who aren’t part of the same household. A household would be a family, related persons or a couple.
Tenants in HMOs usually sign separate tenant agreements and pay their rent separately.
Generally landlords also pay the utility bills in an HMO property although this isn’t always the case.
Furniture is also usually provided in an HMO. Bedroom doors are also required to have locks.
The upside to the additional requirements is that usually you will receive a much higher rental income from an HMO property.
HMO legal requirements
Nottingham has a landlord licensing scheme in place for rental properties. For HMOs, you will need an Additional Licence.
Although it spans across almost the whole of Nottingham, not all areas are covered in the Additional Licence scheme. For example, much of West Bridgford does not require a licence, as well as most of Beeston which is a popular area for those studying at the University of Nottingham.
Aside from licensing, you will have to conduct extra safety checks as a landlord. This can of course be managed by Benwell Daykin if you choose to instruct us as your letting agent.
